Lots to say so keeping it to the point... PROS: 1)Spectacular view 2)Interesting cave house design rooms with "private" Jacuzzi tub outside/inside (neither warm nor cool) 3)Breakfast (quality) and delivery to room, and app to order room service (food quality decent) 4)Staff do try to help, especially the porter who has to run up/down all day with heavy luggage, and I believe he works alone 5) store nearby for water/drinks, close walk to several good restaurants, and close to bus stop for using bus (and pick up location for excursions) CONS: 1) Need to walk past a dungy alley to get to walkway (more like 30 uneven cobble stone steps down) to get to " front" of hotel. But the alley is part of public walkway so there is NO privacy. In fact on all days I see public just waltzing in to take advantage to the view that customers paid to get. There are ways to make the entrance a bit more private (many other hotels/AirBnB have the same issue given the island layout, so it is doable) 2) Along the same line, be aware that your "tub" is outside and for all to see, including non hotel guests given the issue above 3)Breakfast, as good as it was, only starts at 830am. So if you have excursions planned and need to be out earlier you can only get a premade one night before (old bread with ham/cheese, yougurt, banana, juice) and you are on your own for coffee (which they have only instant, no Nespresso, and mine was located at the bedside table)! 3) Wear and tear. As some other reviews have stated, there is a lot of maintenance tune up needed. I will give them benefit of doubt that i went late season so many guests before me and likely repairs are not done till off season. So the pristine perfect pics are NOT what you get. It is however, at least for my room, not a bad as some other reviewers make it to be (and no idea where those pictures are from, but there are rooms spread out so i may not have seen them). Room is reasonable clean. 4) Portering...there is one very very hard working gentleman. My room is down the 30 uneven steps (that all guests have to use) and then back up another 20+ (albeit smooth/paved) steps to get to it. Porters only start working at 8am (not sure when his shift is over). So if you need to arrive/depart outside of those times, you are sadly on your own (as other reviewers have also pointed out)! This is NOT the porter's fault (he works hard...i always see him sweating and huffing/puffing). This is not acceptable for a hotel with physical design that is VERY challenging to get to/from. So buyer beware before booking as that is a bit limiting (straight flat stairs up/down I have done many times). For me i had to leave early to catch flight to Athens then home, so ended up doing it myself, outside, in pitch dark (stairs are NOT lit as part of it is the public walkway i mentioned above)!!! Not an experience I care to repeat, and certainly sour that otherwise good stay at the very end. I would really encourage the hotel to improve on this aspect and not just rest on their laurel of the spectacular view . The island supposedly welcomes millions of international guests that have all kinds of travel schedule, so despite being a "boutique" hotel, some services are just "essential" for your guest, especially at the price point they are charging (even by expensive Santorini standard). Indeed my early flight is NOT an exception as the airport was packed and this was "off peak season" already!
